Cleaning cart in a brightly lit hallway

Compounds, driveways and walkways take a beating in Kenya. Heavy rain, red soil and shaded corners create the perfect conditions for stains and algae. Pressure washing can bring these surfaces back to life, but timing and technique matter.

Signs that your compound needs washing

  • Green or black growth on paths and walls
  • Slippery walkways after rain
  • Red soil stains on cabro paving
  • Oil marks on parking areas
  • Dark streaks below gutters
  • A generally tired look

The best time of year

Late in the long rains or early in the dry season, around June and July, or just after the short rains, is often a good time to wash. Surfaces can then dry properly, and you remove the growth that has built up during the wet weather.

Many people also wash before key events, such as December gatherings, weddings or graduation parties. If you are selling or letting a property, a clean compound improves the first impression.

Surfaces that suit pressure washing

  • Concrete driveways
  • Cabro paving
  • Pavements and walkways
  • Parking areas
  • Patios and outdoor tiles
  • Suitable exterior walls

Surfaces that need care

  • Old mortar and soft brick
  • Painted walls that are flaking
  • Natural stone
  • Wooden decks
  • Windows and door seals

Too much pressure can blast out joints, strip paint or leave marks. Pressure should always be matched to the surface.

Before you begin

  1. Move cars, furniture and pots.
  2. Sweep away leaves and soil.
  3. Close windows and doors.
  4. Protect electrical sockets and fittings.
  5. Check where the runoff will go.
  6. Confirm your water supply.

Safety matters

Pressure washers are powerful enough to cause injuries. Never point the jet at people or pets. Wear closed shoes and eye protection, and take care with electricity and wet surfaces. Working from ladders with a pressure washer can be dangerous.

After washing

Check your cabro joints, because washing can remove the sand. Top it up if needed, so that the blocks stay firm. Trim plants that keep the area shaded and damp, and clean your gutters.

How often should you wash?

Once a year is enough for many homes. Shaded, damp compounds may benefit from washing twice a year. Commercial parking areas and busy walkways might need more frequent attention.

Why use a professional?

A professional can choose the right pressure and technique, and handle a large area more efficiently. That is especially useful if you have a big compound, a block of flats or a commercial property.

Water use and runoff

Pressure washing can use a lot of water, so plan it well. Check that your tank has enough, or schedule the job for when supply is available. Sweep first, so that the machine is not wasting water on loose dirt. Direct runoff into suitable drainage and away from neighbours' property. Avoid washing oil or chemical residues straight into open drains. For large oil stains, use an absorbent first.

Compounds in apartment blocks and estates

Shared compounds need coordination. Tell residents in advance, and ask them to move their cars and clear balconies above the work area. Work in sections, so that some parking remains available. Choose a weekday for parking areas if most residents are away at work. Have caretakers close ground-floor windows. The result can make the whole estate look better, and it reduces slipping hazards on shared walkways.

Treating algae and moss

Pressure washing removes surface growth, but algae can return where conditions stay damp and shaded. Trim plants to let in more light. Fix leaking gutters and pipes. Improve drainage where water collects. In shaded courtyards, a regular sweep and an annual wash are usually enough to keep the problem under control.

Frequently asked questions

Can pressure washing damage paint?

Yes, if the pressure is too high or the paint is loose. Painted surfaces should be tested first, and gentler methods may be better.

Does pressure washing remove oil stains?

It can reduce them, particularly with suitable pre-treatment, but old stains may leave a mark.

Can I rent a pressure washer myself?

Yes, for small jobs, but take care with pressure, electricity and fragile surfaces. For large areas, it is usually safer to call a professional.

How long does the area take to dry?

In dry weather, hard surfaces usually dry quickly, though shaded areas take longer.
