"Moving Out? How to Leave Your Rental Clean for Handover"
A tenant's guide to preparing a rental for handover in Kenya, with a simple cleaning plan and tips for your final inspection.

Moving out brings plenty of stress: boxes, transport, and a final inspection from your landlord or agent. A clean property makes that handover easier. Here is how to prepare.
Read your lease first
Your tenancy agreement should explain what condition the property must be left in, and how the deposit is handled. Look for any notes on cleaning, repainting and repairs. If something is unclear, ask your landlord or agent in writing.
Plan the timeline
Two weeks before
- Book your movers and any cleaning help
- Confirm your inspection date
- Fix small problems, such as loose handles
One week before
- Remove wall hooks and tape carefully
- Start clearing cupboards and storage areas
- Empty and defrost the fridge if it is yours
Moving day
- Remove all belongings
- Take dated photos of each room
- Clean, or let your cleaners in
What inspectors look at
- Kitchen: grease on the hood, cooker and backsplash, and the inside of cabinets
- Bathrooms: scale, mould in the grout and stained toilets
- Floors: stains, sticky marks and dust along the skirting
- Walls: marks, holes and scuffs
- Windows: tracks, sills and glass
- Wardrobes: shelves and rails
- Outdoor areas: balconies, drains and bins
Tasks that make a big difference
- Clean inside all cupboards
- Remove limescale from taps
- Wipe switches and door handles
- Clean the windows and tracks
- Remove all rubbish, including from the balcony
Keep records
Photos taken on the day you moved in are valuable. Compare them with the current condition, and take your final photos. Fair wear and tear is different from damage, although how this is applied depends on your agreement and your landlord.
Attend the inspection
Try to be there. Walk through the property together, agree on any issues and get the outcome in writing. Hand back all keys and record meter readings if needed.
Should you hire a professional?
A move-out clean is a big job when you are already exhausted. A professional clean saves time, and it often gets better results on grease, scale and grout. It cannot guarantee your deposit, as that depends on your agreement, but it does mean that the property is presented at its best.
Common reasons for disputes over a rental's condition
Most handover disagreements come down to a handful of issues. Greasy kitchens, dirty bathrooms and marks on walls are the most common. Unpaid bills, lost keys and unreported damage can also cause problems. Being open with your landlord and keeping a record of communications makes these conversations easier. If you reported a problem during the tenancy, keep a copy of the message.
Advice for landlords and agents
If you own or manage a rental, set clear expectations at the start. Include a condition report with photos, and explain what standard is expected at the end. Inspect units a few weeks before the tenant moves out, so that there is time to deal with any issues. Consider arranging a professional clean between tenants as a standard part of your turnover. A property that is presented well is usually easier to let.
Do not forget utilities and final checks
Before you leave, take meter readings if needed, settle outstanding bills and check that all windows and doors are secure. Turn off taps, and empty the bins. Hand back all keys and access cards, and ask for a written acknowledgement.
Frequently asked questions
Do I have to repaint before moving out?
It depends on your lease and the property's condition. Check your agreement, and discuss it with your landlord.
What counts as normal wear and tear?
Generally, this means the minor ageing that comes with everyday use, such as light scuffs. Damage goes beyond that. Your agreement and your landlord's approach matter, so seek advice if there is a dispute. This article is general information and not legal advice.
When should I book a move-out clean?
As early as possible, especially for month-end dates. Schedule the clean for after your belongings have gone.
What if the landlord says the home is not clean?
Ask for the specific issues in writing, and share your photos. Many issues can be resolved through a short follow-up clean.
